Group companies and legal information

“Tay Developments Group” is a collective brand name used to describe four related businesses. It is not itself a contracting entity. Services are provided by separate companies, each of which contracts in its own name.

How the group contracts

Each group company is separately instructed. Its scope, responsibilities and fees are confirmed in writing before work begins. Appointing one group company does not automatically appoint another, and there is no requirement to use more than one.

Where more than one group company is involved in the same project, each holds its own appointment, on its own terms, with its own scope. Any interest one company holds in a matter being advised on by another is disclosed in writing before that advice is acted on.

The four businesses

Tay Developments & Investments

Acquires consented residential development sites and delivers them as completed homes, either outright or in joint venture. Contracts as principal — as buyer, or as a joint-venture party.

Ashleigh Property Consultants

Advises property owners and investors on strategy, transactions and funding. Acts on one identified side of a transaction at a time, and confirms in writing which side that is before taking instructions.

Where finance is arranged, the terms available depend on the property, the borrower and the lender’s own assessment. All finance is subject to lender approval, valuation and due diligence. Any fee received from a lender or a borrower is disclosed to the client in writing before the transaction proceeds.

Ashleigh Construction

Main contractor for airspace, conversion, refurbishment and residential projects. External projects are separately appointed, contracted, programmed and managed. Insurance schedules, policy documents and accreditation certificates are provided with any tender submission, or on request.

Accreditation: Veriforce CHAS — Compliant Contractor. Current certificate and renewal date supplied on request.

Greenscapers

Development landscaping and grounds maintenance. Specialist elements including tree surgery and certain hard-landscaping trades are delivered through established subcontractors under our management, and we identify which parts of a package those are before pricing.

Company details

Each business is a separate company. Full company details — registered name, company number, registered office and VAT registration where applicable — appear on the engagement letter, quotation, tender or contract issued by the relevant company, and are provided on request before any instruction is confirmed.

Managing group interests

A group company may occasionally have an interest in acquiring, financing, constructing or otherwise participating in a property being considered by another group company. Where this happens:

• The interest is disclosed in writing before advice is given or acted on.
• The role of each business is agreed in writing.
• Confidential information is not shared between group companies without authority.
• You are free to appoint someone outside the group instead.
• Where appropriate, we will recommend you take independent valuation, legal or professional advice.

Confidentiality

Information provided to us in connection with a site, a transaction or a tender is treated as commercially confidential. Tender documentation is used only to prepare and submit a tender. We do not pass it outside the business pricing the work.

Complaints

If something has gone wrong, tell us. Write to the address below or telephone 0333 210 3043, setting out what has happened and what you would like done about it. A director of the relevant business will look into it and respond to you directly.

If a matter cannot be resolved between us, you may have recourse to an independent scheme depending on the service involved. The relevant business will tell you which applies and how to contact it.
