Working through whether to hold, refinance, improve, develop, partner or sell — and what each route is likely to be worth. Advice given before a decision is made, rather than after a transaction has started.
Acquisitions & disposals
Acting on investment and development purchases and sales, including land and selected off-market transactions. We act for one side at a time and confirm in writing which side that is.
Capital & finance
Preparing an opportunity for lenders and arranging the debt behind it — acquisition, development, investment, bridging, refinancing and development exit. Where equity or joint-venture capital is more appropriate, we say so.

Case study
Swindon airspace scheme.
A private client came to us with an airspace scheme he had been unable to fund. Airspace sits outside what many senior lenders will consider, and the scheme did not hold planning permission.
We advised on the funding route and the route to consent, introduced the senior debt, and brought in planning consultants to pursue the application. The scheme is progressing through planning and we remain involved in an advisory role through consent and into construction.

Fees
How we charge.
- Advisory work is charged as a fixed fee, a retainer or on a project basis, depending on scope.
- Selling and buying instructions are charged on success, as a percentage of the transaction value.
- Scope, fees and any interest we hold ourselves are confirmed in writing before we are instructed.
A fee proposal is provided after an initial conversation, once the scope is clear.
